About the Project 

 

The refurbishment works at 160 Queen Victoria Street focused on replacing key plants and improving front-of-house areas within a live building. The program was delivered in stages, allowing the building to remain operational while improving system performance, reliability, and the overall standard of the space.

Delivery & Coordination

Much of the challenge stemmed from timing and coordination. Major lifts had to be planned in detail, particularly where cranes were involved, and this meant working closely with Network Rail and the local authority to make sure everything ran safely and to schedule.

Despite the constraints, the works were completed without disrupting the building more than necessary. What’s left is a system that runs more reliably, is easier to manage, and is better suited to the building going forward.

Project Overview

This was a live environment from start to finish, so the work had to be carefully planned around the building and the people using it. The main focus was on replacing ageing plants and improving how the building systems performed day-to-day. That included new chillers, cooling towers, and a revised low-temperature hot water system built into a new plant space.

The air handling units were also overhauled. Some were refurbished in place with new components, while others were replaced entirely. Alongside that, the control systems were upgraded, so both new and existing plants could be managed more consistently.
